CUMMING - Forsyth County has paid a $106,000 penalty to the state because some property values in the county are being assessed at a level below state standards.

County officials say that's because property values are rising so fast. Forsyth County has begun a new reassessment of property, mailing out about 14,000 notices last week; another 25,000 are expected to be in the mail by June 15.

The state reviews every county digest on three-year cycles - and this is the review year for Forsyth County. That means property owners in the county are facing their first property reassessments since 1999 and county officials are bracing for a rash of questions and complaints.
