Amid some concerns, mixed-used development in South Hall approved

GAINESVILLE - Hall County Commissioners Thursday night gave the rezoning approval go-ahead for a mixed use development in south Hall County, but not without hearing some concerns about its impact.

Thompson's Crossing is planned to locate adjacent to the Deaton Creek retirement community. Residents John and Phyllis Mercer said they don't want sewer problems.

"I'm here to strongly urge you to approve the program, the development, but to make sure the sewerage discharge from this development does not impact the homes in Deaton Creek," Mercer said. Mercer told commissioners Deaton Creek homeowners have had their problems lately with sewer odors from their private waste water plant, and don't want any more.

Linda Wilson's house is nearby. She said she fears negative impact from the big mixed-use project, including a 200-room hotel.

"Do we really need a 200-room hotel and tower parking garage included in this project?," Wilson asked, suggesting that such a development should be farther away from her subdivision and closer to Interstate-85.

Project engineer Brian Rochester said public sewer is planned for the project and the area is already zoned commercial.

The site is on Thompson Mill Road near Deaton Creek Parkway; 28 acres of the total 67-acre project is in Hall County. The rest is in Gwinnett County, but 67 percent of the commercial area is in Hall.

The overall development contains nearly 800,000 square feet of retail/office space and 657 residential units including town homes, condominiums, apartments and the hotel.

Vintage Communities developer Eric Masaschi said Thompsons Crossing would be built in four phases. The first, with work beginning this year, would be in Gwinnett County and include a village center with mixed retail and housing across from the Village at Deaton Creek.

The complete build-out is set for 2015 with town home construction.
