GAINESVILLE - A 7,700-square-foot office building is planned on a vacant lot on Thompson Bridge Road across from the new Walmart Neighborhood Market.

According to the agenda for next month's Gainesville Planning & Appeals Board meeting, Chris Patton wants to amend a condition of zoning from a rezoning request that was approved in 1998.

The property was part of a four-parcel proposed commercial development that was conditionally rezoned from Residential-I (RI) to Neighborhood Shopping (N-S), now Neighborhood Business (N-B). One of the zoning conditions required a 30-foot wide rear "vegetated" buffer. Patton is asking the city to to reduce the buffer requirement from 30 feet to 15 feet in width in order for the lot to accommodate the building and parking area. The buffer would also include a six-foot high wooden fence.

The planning and appeals board will consider the request at 5:30 on April 14 at the Gainesville Justice Center/Public Safety Complex on Queen City Parkway.
