Gainesville council members approve annexation for active adult community

A planned active adult community is almost a done deal for a 10-acre tract of land on Spring Road in the city of Gainesville.
 
Gainesville City Council members gave unanimous first reading approval to annexation and rezoning for Spring Road Village, to be located on Spring Road near the intersection of McEver Road, at their meeting Tuesday night.
 
The 10.06-acre property consists of three tracts of land and contains 11 mobile homes, one of which is burned, one site-built home and a number of accessory structures.Those structures would all be removed from the property. 
 
Jason Justice, a Senior Planner with the City of Gainesville, presented the project to council members. After the vote, he said the development will help beautify that tract of land.
 
"We're very excited about the development, the quality that the developer is presenting to us," said Justice. "We think it's going to be a great addition to that area and lead to further development."
 
The tract is located near Gainesville Elementary School, but because the community is designed specifically for senior adults, there should not be a strain placed on the school system.
 
In the proposal, the developer projects building a total of 110 residential units. Fifty of the units would exist within a three-story apartment-style building and 60 units would be attached two-bedroom units with one-car garages. Amenities for the community include a clubhouse, tennis court and swimming pool.
 
The city planning staff suggested nine conditions for the developer, including planting of evergreen buffers along the community property lines to protect nearby homes. 
 
A final vote on the project - known as Spring Road Village - is scheduled for the July 19 Gainesville City Council meeting.
