Hall commissioners approve rezoning for new subdivision, eliminate townhomes from plan

A new subdivision will be going up on the busy Spout Springs Road corridor starting next year, but it won't be as large as developers had originally wanted. 

Clayton Properties Group, Inc. went before the Hall County Commission last week to ask commissioners to rezone a 138.24-acre tract of land on Spout Springs from Agricultural-Residential III (AR-III) and Planned Residential Development (PRD) to PRD. The developer was looking to construct a project with 187 single-family homes and 144 townhomes.

However, District 1 Commissioner Kathy Cooper made a recommendation to approve the project without the townhomes. Her fellow commissioners agreed and her recommendation passed unanimously. Following the vote Thursday night, Cooper said she felt the townhome portion of the project was too dense for the area. 

"We looked into what was already set up in South Hall - there were 14 [townhomes] in Reunion in their PRD and then I think in Sterling they had 10 or 15, also with larger square footage. I just didn't want to set a precedent with 144 townhomes in one parcel," Cooper said. "I felt if even they could have cut it in half, it might have worked."

Cooper said the single-family residences that make up the rest of the neighborhood will be appropriate for the area.

Hall County Planning Director Srikanth Yamala said he believes the developer will move forward quickly to begin construction.

"I believe they're looking at groundbreaking over the next four to six months," Yamala said. "They've already applied for some land disturbance permits on the single-family side of the development, so that should go as planned."

Yamala said while residential development has been busy across the county for 2018, developers are finding the south end of the county particularly appealing for projects.
