The Hall County Planning Commission voted in unanimous approval of a rezoning that will allow for a 27-lot subdivision to be built in the northwest area of Springdale.
The 35.71-acre tract of land is located at 3435 Springdale Forrest Boulevard and is currently zoned as Agricultural Residential III. Applicant SrisadanOne, LLC is seeking to rezone the area to Residential I (R1) in order to construct a 27-lot single-family detached development. Access to the property is planned through the Springdale Forrest Estates neighborhood.
In addition to the rezoning, the applicant is seeking a conditional-use permit, as required by the Hall County Zoning Ordinance, with uses subject to county approval.
“The applicant met almost every single requirement for us to rezone to R1,” planning commissioner Stan Hunt said. “And we feel, and I feel, that since there was only 27 lots on a 39-acre development, there was only going to be one unit per 1.33 acres, that the density fit the area, it worked for the area. I see that the lot sizes are very similar to what is already existing in the area. I do understand where the neighbors had some concern with the roads, but these are approved, county-maintained roads that all of Hall County is allowed to use.”
Planning staff recommended approval to the planning commission, stating the proposed use is consistent with the future land use of the area. The commission’s approval of the conditional use permit was complimented by several conditions that aim to ease concerns expressed by nearby residents.
Several neighboring residents spoke in opposition to the rezoning, citing their concerns about increased traffic flow and safety issues throughout construction and beyond. Additionally, residents expressed a distaste for the site plan’s entrance and exit location.
The planning commission’s vote of approval will now go to the Board of Commissioners for a final vote on Feb. 9.
