The Hall County Board of Commissioners Thursday night approved a 27-lot residential subdivision rezoning in Springdale.
The 35.71-acre tract of land is located at 3435 Springdale Forrest Boulevard and was zoned as Agricultural Residential III. Applicant SrisadanOne, LLC aimed to rezone the area to Residential I in order to construct a 27-lot single-family detached development.
In addition to the rezoning, the applicant sought a conditional-use permit, as required by the Hall County Zoning Ordinance, with uses subject to county approval. The permit was also voted on and passed.
The applicant’s attorney Bryceson Mercer noted changes made to the site plan and how future residents might access the neighborhood.
“It is approximately 1,090 feet from Springdale Forrest Circle, which is just to the south of the subject property,” Mercer said. “And I believe that was most of the concerns that were raised during the planning commission meeting was the entrance and traffic on Springdale Forrest Boulevard. We were made aware that Springdale forest Boulevard is only 15 feet or so wide. And so we revised that, making our entrance off of a different access point.”
Planning staff originally recommended approval to the planning commission, stating the proposed use is consistent with the future land use of the area. The commission’s approval of the conditional use permit was complimented by several conditions that aim to ease concerns expressed by nearby residents. The board’s approval vote was also accompanied by a set of conditions tied to both the permit and the rezoning requests.
Several residents expressed concern during Thursday’s meeting, which focused primarily on the increase in traffic and entry and exit points. Adjustments to the site plan and conditions from the commissioners aim to address those concerns.
