The Hall County Planning Commission Monday evening unanimously recommended the approval of conditional permits for an epoxy manufacturing facility and a car sales lot.
The 5.66-acre plot of land is located at 1596 Fullenwider Road near the May Drive intersection. The current zoning is listed as Heavy Industrial. Applicant Warren Environmental and Coatings, LLC was specifically requesting a Conditional Use Approval for the manufacturing facility. This would not request a change of the zoning but instead, allow for a stipulation to the current zoning that would permit for epoxy manufacturing to take place at the existing business.
Epoxy is considered an adhesive, which requires a conditional use permit, according to the county staff report. The products created by Warren Environmental and Coating, LLC are used in both sewer and water systems and are the only epoxy products in the country that are marine-safe, as stated by business owner Greg Harris.
The commission also unanimously recommended approval of a car sales lot permit on Athens Highway.
The 11.16-acre plot of land is situated at 2156 Athens Highway near the Wilson Drive intersection. That property is currently zoned as Heavy Industrial. The applicant, 2156 Athens Highway, LLC, was specifically requesting a Conditional Use Approval for the car sales lot. Similar to the previous item, this would not request a change of zoning but instead, allow for a stipulation to the current zoning that would make vehicle sales able to take place at the existing business.
The current property hosts Go Pull-It Self-Service Auto Parts, which has previously received conditional approval to operate a salvage junkyard.
No one spoke in opposition to either item during Monday night’s meeting.
Both conditional use permit items will now go before the Hall County Board of Commissioners for a final vote on June 8 in the Hall County Government Center at 6 p.m.
