Hall planners approve county's biggest-ever proposed development

GAINESVILLE - The Hall County Planning Commission Monday night unanimously approved the biggest development in the county's history, a mixed use master planned community called Hagen Creek.

Commission Chairman Don Smallwood said it's the biggest he's ever seen... a $500 million development with a long term build out.

"It will be built out in phases," Smallwood said. "We're looking at probably a 20 year build out even if it gets done in 20 years."

Hagen Creek contains 1,500 acres along the Georgia 365 Corridor at Georgia 52 and Belton Bridge Road developers plan to include 2,700 home sites plus one millin square feet of office/commercial space, with land set aside for a school and perhaps a fire station and sheriff's precinct.

Hagen Creek adjoins the Lula sewer site still under development and Lula City Manager Dennis Bergen said the city would oppose a private sewer plant to serve Hagen Creek.

Planning commissioners said they could not stop developers from building their own plant if Hagen Creek cannot tie onto Lula's system. However, plans call for doing just that when the private plant becomes state approved and is constructed.
