Planning and Appeals allows smaller development

GAINESVILLE - A luxury homebuilder told Gainesville Planning and Appeals Board members Tuesday night he's reducing the size of his development and waiting for the housing market to improve.
Greystone at Lake Lanier developer David Mercer sought and got approval to reduce his Planned Unit Development from 112 lake view units to 90 on his 10-acre site off Thompson Bridge Road.

"What they wanted yesterday has changed, and so we need to change," Mercer said

Mercer said he would not reduce quality; as for price, condos are $275,000 and houses are $500,000 to $1-million.
Mercer said he has interest but no contracts yet and he's not doing anything until the housing market turns around.

MOBILE HOME 'GRAND FATHERED' INTO TOWN

The Planning and Appeals Board welcomed another 'island' annexer into the city by 'grand fathering' an existing mobile home.
Applicant Pedro Caudillo got approval to move his unincorporated island property into town with its 1600 square foot mobile home on McConnell Drive near Atlanta Highway.
City ordinance bars mobile homes in Gainesville but Caudillo's dwelling is allowed as a non-conforming use unless he places a new mobile home on the site.
Planning staff recommended approval based on the comprehensive land use plan and surrounding land use.
