Developers to take proposals for active adult communities before Gainesville Planning and Appeals Board in June

Gainesville may be home to two more active adult communities if developers can move their plans forward at the June 14 meeting of the Gainesville Planning and Appeals Board.
 
Both proposals would require annexation of property into the Gainesville city limits.
 
Board members are scheduled to hear from Oak Hill Planners, LLC about a plan to build an "age restricted active adult community." The plan calls for 95 residential units - some ranch style homes and some stacked flat condominiums - to be built on 26.2 acres on Strickland Drive east of Dawsonville Highway. The development would include a community clubhouse and a pool, according to the application. The name of the proposed development is Willow Springs.
 
The other project, also a community for adults age 55 and over, would be built on 10-acres of land on Spring Hill Road at McEver Road. Spring Road Group, LLC plans to call the development Spring Road Village. Developers say in their application the development would consist of an apartment building with 50 units along with 60 one-story attached housing units. Amenities for the project include a community house, tennis courts and a swimming pool.
 
 
Board will consider variance to allow construction of Golden Corral on site of Folks restaurant
 
In other business, members of the planning and appeals board will consider a request from Bryan Day to vary the front yard setback and parking standards for a new Golden Corral restaurant at the corner of Browns Bridge Road and Pearl Nix Parkway. Under Day's plans, the Golden Corral would be 11,000 square feet in size; Folks is only 5,219 square feet. Folks would be demolished to make room for the new restaurant. In the application, Day says the shape and size of the lot makes it difficult to build the larger restaurant without getting closer to the roadway. His request is to vary the front yard setback from 40 feet to 16 feet. In addition, he wants to reduce the number of required parking spaces from 88 to 19 and share parking with the shopping center adjacent to the restaurant property. 
 
The Board meets on Tuesday, June 14 at 5:30 p.m. at the Gainesville Justice Center on Queen City Parkway.
