Flowery Branch approves two self-storage facilities

The Flowery Branch City Council voted unanimously Thursday night to approve self-storage complexes on Falcon Parkway and McEver Road.

The council heard from applicants Coro Realty and BLT Martin Road, LLC who were seeking conditional use permits in order to begin construction of their storage facilities. Coro Realty's property is located at 6401 McEver Road, while BLT Martin Road, LLC’s property is at 4153 Falcon Parkway. The council heard from the two applicants during previous meetings in 2022, but Thursday night’s vote sealed the deal on providing them with permits.

The Falcon Parkway location plans to be a climate-controlled storage facility with multiple levels, allowing locals to rent space and store items as needed. Flowery Branch staff recommended approval of the permit, as long as conditions in the city ordinance are met.

The location on McEver road plans to host 10 storage buildings on a seven-acre plot of land currently zoned as Highway Business. Self-storage is already permitted in highway business zonings, but only when paired with a conditional use permit. The facility will also be climate controlled and offer a mix of storage options such as trailer and RV-sized covers, as well as smaller spaces for household items.

The council and representatives from Coro Realty spoke at length Thursday night, working out details on the entrance and exit logistics for the property. With plans already set in motion to revamp the nearby Gaines Ferry and McEver Road intersection with a roundabout, concerns were brought up about how the new storage facility may impact traffic flow.
