The Hall County Board of Commissioners Thursday voted in approval of a self-storage facility neighboring a 148-unit townhouse development north of Gainesville.
What were originally plans for just a townhouse development grew to include a neighboring self-storage facility after months of deliberation between the Planning Commission and staff, Board of Commissioners and applicant Shadow Stone Partners, LLC.
The storage facility will be located at 1560 Pine Valley Road on 3 acres of land just north of the newly approved townhome development, according to county documents.
Commissioner Jeff Stowe put forward the motion to approve the self-storage facility addition Thursday evening, tacking on several more conditions than were previously outlined.
Many of his added conditions pertained to property buffers, foliage screens and the requirement that no outside storage be allowed on the property.
With approval from the Board of Commissioners, both the townhouse development and self-storage facility are now set to proceed.

The Hall County Planning Commission Monday voted to recommend approval of a self-storage facility as part of a 148-unit townhouse development north of Gainesville.
The 3-acre property is located at 1560 Pine Valley Road and is part of a larger parcel that will potentially be used to develop 148 townhomes. Shadow Stone Parterns, LLC came back before the Planning Commission for a recommendation vote to rezone the smaller parcel to Planned Industrial Development for the purpose of a self-storage facility.
Several changes to the application took place between the original meeting and Monday's hearing, including an adjustment of the buffers along the northwest property line.
The Planning Commission voted in favor of recommending the facility for approval. The final vote will go before the Hall County Board of Commissioners on July 25.
The 148-unit townhome development has also been recommended for approval and will go before the Board of Commissioners on July 11.

The Hall County Planning Commission Monday voted to recommend approval of a 148-unit townhouse development, while a decision on an adjoining self-storage parcel was postponed.
The subject property sits at 1506, 1582 and 1586 Pine Valley Road in Hall County, encompassing approximately 34.03 acres, according to county documents. Shadow Stone Parterns, LLC is hoping to raise 148 townhomes on the parcel while using the northern corner of the property as a self-storage facility.
The area is already zoned as Planned Residential Development. The applicant representatives came before the Planning Commission Monday to apply for an amendment that would see the buffers adjusted, as well as allow for the rezoning of 3 acres on the property to Planned Industrial Development.
The Commission voted to recommend approval of the 148-unit development. However, they were hesitant to move forward on the 3-acre storage unit parcel rezoning. That decision was tabled to a future meeting.
Four neighboring residents spoke against the 3-acre rezoning, citing concerns for safety, damage to property values and added traffic in the area. Additionally, residents claimed there was no need for more self-storage, as there is reportedly already a storage facility nearby.
Another resident indicated he had obtained 23 signatures from a nearby neighborhood who were all against the self-storage rezoning.
Hall County Planning Staff recommended approval of the amendments to the 148-unit development, but recommended denial of the adjoining self-storage facility, citing the fact that it is not consistent with the surrounding zonings.
The 148-unit development amendments will now go before the Hall County Board of Commissioners for a final decision on July 11.
The decision on the storage facility rezoning was tabled to the June 17 Planning Commission meeting.
