Flowery Branch approves rezoning for 40-lot housing development

The Flowery Branch City Council voted in favor of a 40-lot development slated for a parcel of land north of downtown.

The application was for a rezoning of over 14 acres located at 5416 and 5408 Gainesville Street in Flowery Branch. The applicant, Edge City Properties, plans to rezone the space to Residential, Detached Single-Family with the intent of developing 40 single-family homes, according to city documents.

Several variance requests also accompanied the application, including one that asked for a reduction of the minimum lot size from 15,000 square feet to 6,700 square feet.

“The proposed development generally meets the requirements of the Suburban-Residential character area of the Comprehensive Plan,” the Flowery Branch Staff Report reads. “The variance requests would boost downtown redevelopment by accommodating more citizens with a close proximity to downtown area.”

Amenities for the area will include a pocket park and green space totaling approximately 3.02 acres.

Councilmember Joe Anglin placed the motion for approval, which was favored by all city council members. A second reading of the item will be held on Feb. 2.
