The Hall County Planning Commission voted Monday night in unanimous denial of a rezoning application in South Hall County that proposed the construction of a travel trailer park.
The 6.72-acre tract of land is currently zoned as Agricultural Residential III. Applicants Yeon H. Jung and Soyeon Kim are seeking to rezone the area to Mobile Home Park. The property is located at 3814 Bolding Road, southeast of Oakwood. Applicants were hoping to develop the land into a private recreational vehicle campground featuring 28 spaces with no long-term rental spots.
The proposed narrative states the park would host a recreational area for families, along with community showers, restrooms and an on-site campground store that would provide snacks, supplies and basic repair equipment for trailers.
“It was just not the right product for a residential area, as well as limited infrastructure for streets and access from Poplar Springs Road,” planning commissioner Stan Hunt said.
A major reason for the denial was the tight spaces for tractors and trailers on the road leading up to the proposed RV park. Under the current site plans and surrounding street angles, officials say it would be almost impossible to navigate regular left and right-hand turns, let alone complete U-turns.
Hall County planning staff recommended approval to the planning commission, as long as several additional conditions are met by the applicants. There is currently a vacant 52-year-old single-family home on the lot. The proposed land use application reports the area would provide a needed amenity for tourists.
“The property’s location provides an ideal “home base” for families wishing to visit Lake Lanier along with easy driving to North Georgia attractions as well,” the application states. “The property would be attractively landscaped with buffers between all adjoining properties.”
Several neighboring residents spoke against the application, pleading with the commission to retain the lot’s residential zoning. They cited the residential consistency running along Bolding Road, stating their opposition to any commercial enterprise encroaching on the area. Additionally, residents detailed their concern about the higher traffic load through the densely populated area with children playing outside.
The planning commission’s denial recommendation will be forwarded to the Board of Commissioners for a final vote on Feb. 9.
