Micro home development recommended for approval near Gainesville Square

The Gainesville Planning and Appeals Board Tuesday recommended a micro home development for approval along Washington Street near the city center.

The applicant, Raven Residential Group, submitted an application to redevelop approximately 0.925 acres of property at 521 Washington Street, according to city documents. The proposal details 11 two-story micro homes with an average size of 500 square feet of heated floor space.

There will be one- and two-bedroom options available with multiple price points, according to representative Bradley Dunckel.

"The micro home is a home that's just a little bit larger than a tiny home and generally ranges between where a tiny home cuts off at maybe 400 square feet, micro homes go from that up to probably 900 to 1,000 square feet," Dunckel said. "They are a new trend across the country where more and more communities are trying to find a way to provide attainable housing to their residents that are currently locked out of that market. And this is a way to bring some price points that are probably more compatible and more achievable by a larger number of buyers."

One parking space will be provided for each unit, along with four guest parking spaces.

Some amenities planned for the development include a mail kiosk, a small community lawn and a fire pit, as well as a community garden.

Currently, the property contains a vacant rental home that will be demolished, according to officials.

The Gainesville Planning and Appeals Board voted unanimously in favor of the development during their meeting Tuesday night. The final decision will now go before the Gainesville City Council
