The Gainesville City Council Tuesday night voted in favor of a 42-unit townhome development set for a tract along Old Thompson Bridge Road.
The applicant, Outer Banks, LLC, was seeking to rezone a 4.08-acre parcel of land at 2590 and 2600 Old Thompson Bridge Road NW from Residential-I and General Business to Residential-II, according to city documents.
The density of the parcel would be approximately 10.3 units per acre. Access to the development has been proposed along Minor Drive, which is currently a private road within the property that intersects with Old Thompson Bridge Road.
The townhomes will consist of three-bedroom, two-and-a-half-bath units that are two stories tall with a minimum of 1,600 square feet. Some of the proposed amenities include a pickleball court and mail kiosk.
The Gainesville Planning and Appeals Board previously recommended denial of the development, however, the City Council voted in approval after setting conditions provided by the City's planning staff. Some of those conditions included the requirement of a Home Owners Association, buffer additions, more guest parking spaces and minimum sidewalk widths.
